Westlake Realty Group is pleased to announce the acquisition of 3375 Peach Avenue, a 7.31-acre Industrial Outdoor Storage facility in Clovis, California, fully leased to AT&T.
The site includes a 15,000 SF office building and a 13,200 SF warehouse and truck maintenance shop, with eight crew rooms, a training area, multiple service bays, and a fully secured yard with dual access points. It serves as AT&T's primary hub for fiber, wireless, and network infrastructure deployment across the region.
The property is also surrounded by Fresno County's office campus, providing long-term redevelopment optionality on top of the in-place yield.
The lease runs through November 2027 with a three-year extension option followed by a two-year option. AT&T built the site in 2000 and has been there ever since. Going-in cap rate is 7%.
