A few friends sold their companies last year. Suddenly they had more liquidity than they knew what to do with.
Same conversation, every time: “I know I should be in real estate. I just don’t know where to start.”
So starting this Wednesday, I am going to fix that.
Every Wednesday morning I will be breaking down one real estate concept (clearly, in plain English, no jargon) for people who are curious about the asset class but have not yet found a way in.
Real estate has a reputation for being complicated. Some of that is deserved. But a lot of it is just jargon, a moat that insiders build to keep newcomers out.
I have been investing in real estate for 20 years across industrial outdoor storage, self storage, shopping centers, multifamily, office, hotel, senior living etc. The concepts are not as hard as they sound. Nobody explained them to my friends. I wish someone had.
Topics coming up: preferred returns, cap rates, 1031 exchanges, how to evaluate a sponsor, what due diligence actually looks like, and more.
If you are a first-time real estate investor or just real estate curious — follow along and bring your questions. The whole point is to answer them.
First question: what is the one real estate term or concept that has always confused you?
