If you’re in real estate right now, you’ve probably noticed it: deals are taking longer. Between higher rates, more cautious capital, and deeper diligence, getting to the finish line takes more time and more effort. At Westlake Realty Group, we’re seeing it too. But we’re also finding ways to keep momentum and get deals across the line.
Why Things Are Slower
Lenders and investors are scrutinizing every assumption. Tenants are slower to sign long-term leases. Seller assumptions have been slow to adjust to new market realities. And across the board, partners are taking extra time to validate data and pricing before committing. The result is more conversations, more revisions, and longer paths to “yes.”
How We’re Pushing Through
1. Overcommunicating with partners.
We’re engaging early and often, whether that’s weekly calls with partners or detailed model walkthroughs. By laying out conservative underwriting and transparent terms and market data, we keep trust high even when timelines stretch.
2. Keeping the pipeline active.
Our team continues to manage a dynamic acquisitions pipeline, maintaining momentum by advancing multiple deals simultaneously. This way, when one slows, another is ready to move.
3. Leaning into fundamentals.
At the end of the day, good real estate wins. Tight vacancy markets, like we’re seeing in often overlooked (but very exciting) markets like Gilroy, help de-risk near-term lease-up assumptions and give us confidence to keep moving forward on strong projects.
4. Putting relationships first.
Behind every deal are people navigating the same uncertainty. Our approach is to meet them where they are, stay patient, and keep relationships front and center.
Yes, deals are taking longer right now, but they’re also smarter. The extra scrutiny is pushing the industry toward more resilient, better-underwritten outcomes. At Westlake, we’re not waiting for the market to speed back up. We’re adapting, collaborating, and continuing to deliver with five deals currently under contract.
