We are pleased to announce that Westlake Realty Group has acquired 539 El Pico Road, a 10.75 acre industrial outdoor storage facility in Laredo, Texas, the largest inland port in the United States.
Key highlights:
• 280 trailer parking spaces in a secured, lit yard
• 2,262 SF two story office and 6,552 SF canopy with service bays
• Six miles to the World Trade Bridge with direct access to Mines Road and Pinnacle Industry Center
At closing, we executed a three-year sale leaseback on the front half of the site, creating immediate revenue. We will upgrade the remaining 5.99 acres with a modular office and second canopy and lease it out to a different tenant.
We believe Laredo continues to offer some of the strongest IOS fundamentals in the country, driven by sub 3% vacancy for smaller industrial assets, sustained demand from trucking and logistics operators, and long-term tailwinds from nearshoring and cross border trade with Monterrey and central Mexico.
